Introduction

This Countryside Living development took place on a 45.7ha steeply contoured valley block with stunning north facing views over the southern Kaipara Harbour.  The development created 21 lots between 1 and 6 ha, protected large pockets of native bush and regenerated several streams.  A number of the sites have potential to be subdivided down to a 1 hectare through the use of transferable titles.

Unique Challenges

Challenges facing the Cato Bolam team included geotechnical and topographical constraints on a site with extremely difficult access.  The design required the lowering of Inland Road to allow feasible access together with 700m of public road, half of which was constructed at maximum permissible gradients, with both engineered to significantly reduce earthworks, improve safety and minimise cost.

Three long right of ways were constructed together with ground stabilisation works to provide stable building platforms.

Complicated stormwater disposal issues were successfully designed and consented by Cato Bolam resulting in an efficient combination of stormwater ponds and low impact design measures.

Cato Bolam provided full engineering design; let the construction tenders along with providing on site construction observation and project management services.  Cato Bolam produced land transfer plans and managed the sign off of the Subdivision and Regional Consent conditions allowing titles to be released.
