St Clair Park Village
With Cato Bolam’s assistance OBA Property obtained new consents to transform a previously consented retirement village into an affordable 180 unit medium density housing development. The Unit Title structure provides body corporate management with common facilities for all to use. The units range from single to multi-level and are connected by interconnecting driveways.
Existing 11Kv overhead transmission lines, a 1200mm trunk sewer, overland flow paths and flood freeboard requirements together with the close proximity of the units and site level constraints required unique design solutions by Cato Bolam’s engineers.
The development ran on extremely tight timeframes and the consent requirements were complicated involving numerous Land Use, Subdivision and Regional Consents. A number of stages were used to create freehold sites, these were then subdivided using unit titles as building progressed and was subsequently completed.
How we assisted
Cato Bolam engineered and supervised all of the infrastructure design including the stormwater quality pond, sewer pipe bridge and liaised with Watercare Services regarding building over their trunk sewer. The Cato Bolam team completed the land transfer and unit titles surveys and played a leading role in the obtaining final completion certificates from council.
