The Details
Cato Bolam is proud to have led the delivery of a premium 45-lot residential subdivision at Mangawhai Point, in partnership with Jessie Developments. Located along the Mangawhai Harbour and accessed via Estuary Drive and Jordan Street, this high-quality development offers generously sized 1,000m² sections, carefully designed to maximise views, privacy, and connection to the coastal landscape.
Residents enjoy sweeping harbour views, a large central reserve, and an esplanade walkway framed by mature pōhutukawa, linking to the wider estuary edge. Many sites are elevated or gently sloping, allowing for a range of home designs that complement the natural surroundings. A coastal walkway winds through the development, connecting to a secluded beach and a historic pā site, which has been sensitively designed and enhanced with native planting.
Cato Bolam provided full project delivery — including planning, surveying, civil engineering, landscape design, and project management — ensuring a cohesive outcome that reflects the character and values of the site.
The Moir Point Christian Camp, located within the development, has been retained as a longstanding community facility. Its presence, alongside carefully considered building design controls, helps maintain a respectful balance between new residential living and the surrounding environment.
Mangawhai Point demonstrates how quality subdivision design can support growth while reflecting the unique coastal identity of Mangawhai.
