Led by Michelle Bain, our team has worked closely with W & T Development from early concept through to consent, shaping a subdivision that responds to the site’s coastal setting and natural landform. The focus has been on creating a neighbourhood that balances development potential with environmental care and long term community value.
Distinctly local
Situated on the southern side of the Whangaparāoa Peninsula, this project turns a challenging site into an opportunity. Working alongside W & T Development, our team has delivered a design that fits naturally within the existing neighbourhood, creating a place that will feel connected, green and distinctly local.
A design shaped by the land
Every element of the subdivision works with the land rather than against it. The layout steps with the contours to create well-proportioned lots that reflect the Residential – Single House zone, ranging mainly between 500–700m². A private loop road and walkway connects Hawaiian Parade and Arkles Strand, forming a walkable, easy-to-navigate neighbourhood for where people and landscape come together.
Native planting and retained vegetation form the green structure of the development — protecting key ecological areas while weaving nature through streets and open spaces. The result will be a coastal setting that feels established from day one.
Smart, sustainable planning
Our multidisciplinary team has brought together planning, engineering and environmental expertise to ensure the subdivision is practical, resilient and future-ready. Stormwater, geotechnical and ecological solutions have been designed hand-in-hand to maintain natural character while supporting efficient construction and long-term performance.
