The Details
Cato Bolam led the delivery of a well-integrated, medium-density residential development at 1-2/447 Kamo Road, Whangārei. The 1,012m² site, formerly occupied by a single home and garage, has been transformed into a seven-unit housing development—comprising two detached dwellings and five terraced townhouses, each with its own freehold title. A common access lot provides practical onsite parking for all residents.
Located in a well-established neighbourhood, the site is close to Kamo town centre and well connected to schools, public transport, and local services. The design responds to the context by supporting compact, connected living without compromising privacy or outdoor amenity.
Cato Bolam provided end-to-end support across planning, engineering, surveying, and environmental management. Flood hazards noted in regional maps were addressed with a comprehensive stormwater management system. This includes onsite detention tanks and a new piped network connection, ensuring the site is protected from flood risk and contributes to improved stormwater outcomes in the wider area.
The homes have been thoughtfully designed for both function and form. Each unit features private outdoor space, and a consistent but varied architectural style brings character to the streetscape. Onsite car parking meets everyday needs without dominating the layout. A tailored landscape plan adds further visual appeal and supports the overall liveability of the site. Planting, fencing, and paving treatments were selected to enhance privacy while maintaining a sense of openness and neighbourliness.
