The Details
Jessie Developments’ 60-lot subdivision on Old Waipu Road is set to become a sought-after residential address in Mangawhai. Just a short walk from both Mangawhai Central and the original village, this masterplanned neighbourhood combines generous lot sizes, thoughtful landscaping, and coastal character to offer high-quality harbour living.
The site’s layout makes the most of its unique setting, bordered by Old Waipu Road, Molesworth Drive and an esplanade reserve. This protects the long-term outlook and ensures a sense of openness and connection to the surrounding environment. A tidal stream forms part of the development’s edge and is being enhanced through landscaping and planting, bringing natural character into the heart of the site.
The 60 lots, ranging from 600–1000m², have been carefully configured to accommodate a variety of housing styles and topography, supporting flexibility and future liveability. Walkways and green spaces have been integrated throughout the neighbourhood to support a relaxed, coastal lifestyle.
Cato Bolam has been proud to lead the delivery of this project from the outset, providing due diligence, planning, surveying, civil engineering, and project management. Our multi-disciplinary team worked closely with Common Ground’s urban designer to create a development aligned with Mangawhai’s unique coastal identity. Stormwater management and flood resilience were key challenges, addressed through advanced modelling and the integration of natural water flow systems and wetland treatment.
Set for completion in 2026–27, this development represents a standout example of coastal lifestyle development, delivering lasting value for both residents and the wider Mangawhai community.
